Well, we have seen a lot this year in the world of real estate and the American Economy in general. Things have happened in the financial world that we have never seen before and hopefully will never see again. I remain hopeful, though. We are the United States of America, right? If anyone can pull themselves up and out of this hole, we can. Maricopa county will continue to see foreclosures affect our market, but if you look around, there are many neighborhoods that have sold most of their foreclosure listings (which means that they are at the end of their decline!). 2009 will bring additional bank owned properties, but there are already signs that they are not coming as fast and furious as they did in '08. I think we need to go into this new year with reserved optimism. Let's appreciate the small "positives" that come about this year instead of dwelling on what could have been or what should have been done.
