Thanksgiving already?

It seems like November has gone by so quickly and now tomorrow is Thanksgiving.  Can you believe it?  I have a couple words of advice... #1- don't eat too much.  It all looks so good on your plate, but sometimes regret sets in soon after you push back from the table.  Remember - you can always have another plate a couple hours later! :)  #2 - two words for you... crown molding.  (I had to give you some "house" advice too!).  Crown molding continues to be an inexpensive way to freshen up any room.  The typical crown molding found at Lowes and Home Depot runs about $1.60 afoot.  So if you have a 12x15 room you want to do, you can escape the project for under $150 with paint included!  What a great way to upgrade your home. So if you have a few extra days off around the holidays, pick up some crown molding and get to work!  Happy Thanksgiving.  -Jenny   

1% Down. Really?

Yes, really.  There is a mortgage bank that has a program that allows buyers to put down just 1% if they make less than $73,000 a year.  The program has been around for years, but has always taken a back seat to the down payment assistance programs.  Not that those programs are gone - this 1% down is making a full-on comback.  If your income falls under the $73K - let's talk about how you can buy your next home!  Have a great week - lovin' this November weather in AZ!  -Jenny

Are we finally hitting the plateau?

In a recent post from Tom Ruff (The Information Market) we learn that AZ may be coming to the real estate plateau that we are all looking for...

"The future depends on a number of factors. Prices are still falling, but if more lenders cancel foreclosures like Countrywide did last week, then this source of supply will start to fall and the downward pressure will ease. Many people who are current in their mortgage payment resent other homeowners being helped by their lender. However preventing that foreclosure in your neighborhood is going to help stabilize your home price, so when others are helped you are getting indirect help too.

The market is in fact more healthy than it was this time last year. But the market cannot improve much further until we see the number of foreclosures drop and an easing of the over-supply situation. Home builders have cut way back on their new builds, so it is now foreclosures that constitute the most significant source of homes for sale. The financial companies therefore hold the key to the future health of the market."
