Crimes committed in Homes...

A recent article in the East Valley Tribune talks about crimes being committed in homes and the fact that Realtors are not obligated to tell potential buyers of such acts.  The AZ state law and some opinions on the matter can be found in this article.  As Realtors, we may not be able to disclose these crimes, but by giving buyers the Buyer's Advisory -- the BUYER is able to see where to go online to find information on crimes that may have been committed in the home or find out about sex offenders in the area, etc.  The key is to know your buyers and give them the tools to find information that they would want to know about the neighborhood and home they are interested in.  The Buyer's Advisory does just that.  Questions about any of this?  Let me know....  Be good.  -Jenny

Housing Bill ?'s and answers...

Did you know?...

Did you know that the homebuilders in Arizona do not want to give 10-year structural warranties anymore?  As voters in the upcoming election, you were going to vote on Proposition 201 which had a portion stating that homebuilders would no longer be required to give buyers that 10-year warranty.  A recent article in the East Valley Tribune tells us that a judge is not allowing this portion of the Proposition because of the language used on the petitions.  Apparently, the petition's description of the new proposition was confusing to potential signers.  Let's hope the lawyer for the homebuilders does not win an appeal on this case.  The 10-year warranty on new residential AND commercial buildings is an important one - we don't want to lose it.  -Jenny

Tapping your equity - good or bad?

Your first question may be... what equity?  But for those of you who purchase your home more than 4 years ago - there should be a great deal of equity in your home.  This article from the Universal Press Syndicate, tells us what you should be cashing out equity for and what you should NEVER be cashing out your equity for.  Let me know if you agree with the writer, Ellen James Martin.

New Business hits Gilbert

Did anyone see the EV Tribune article about one of the largest equipment rental companies in the US signing a 5-year lease in Gilbert?  NES Rentals wants to grow their business in the East Valley.  More businesses = more potential buyers = good for our real estate market.  I love this!
